Planned works include external decorations and the replacement of components such as kitchens, bathrooms, heating systems and windows. Our programme for replacing them is based on how long they are expected to last.

Each year we carry out hundreds of improvements and invest £6 million in our existing homes.
We review the condition of all our homes every five years, and this information is used to plan whether or not we replace individual components. We have commissioned Rand Associates to update records of the condition of all our homes. They are due to complete these inspections by March 2026 and the results will help us plan our future programme for maintenance and home improvement works.
When your property is due for review, we will send you a letter well in advance to let you know. Once a contractor has been appointed to review your fitting, we will then write to you to confirm their name and contact details. The contractor will then contact you directly, usually via telephone, to arrange a survey visit.
All contractors should give at least two weeks’ notice for a survey visit, during which they will then determine if a component needs replacing or not. You will then also receive at least two weeks’ notice before any potential work is carried out.
If you are vulnerable or have an additional need, at the survey stage you may receive one or two extra visits from a Planned Works Surveyor, your Housing Officer and the contractor, for additional support. This normally happens at least six weeks before any potential work goes ahead, so we can assess what adaptations need to be made and support you throughout the process.
